Functional Redistribution in a House with an Irregular Floor Plan

In this project, we faced the challenge of remodeling a home whose original layout featured angular geometry and an unfunctional layout, compromising both habitability and the use of space.

Intervention strategy

The initial strategy consisted of a complete redesign of the spaces, completely relocating the kitchen and bedrooms. The main objective was to optimize the use of the available space to achieve a layout that would allow for two independent rooms, designed to be rented separately, without compromising the comfort or privacy of their occupants.

Technical conditions and solutions adopted

One of the main challenges of the project was the fixed location of the downpipes, combined with the low headroom of the home. These technical limitations made relocating the bathrooms impossible without structural intervention that would have resulted in a loss of usable height. Therefore, the decision was made to keep them in their original positions, efficiently integrating them into the new layout.

Spatial result

The result was a rational and functional spatial proposal that allowed for the creation of a master bedroom with a dressing room and en suite bathroom, and a second bedroom with two single beds, ideal for shared use. The spatial organization responds to criteria of privacy, efficient circulation, and versatility of use.

Artificial lighting as an architectural resource

Despite the home’s seven windows, all of which face interior courtyards with limited natural light, artificial lighting solutions were implemented that significantly improved the spatial quality.

These solutions include the LED footlights embedded in the false ceiling and the backlit headboards in both bedrooms. In the secondary bedroom in particular, this solution elegantly resolved the presence of a diagonal wall, transforming it into a central element within the space.

Conclusion

This project is an example of how, through careful and strategic architectural intervention, a home with formal and technical limitations can be transformed into a functional, comfortable space adaptable to new uses. The combination of intelligent layout solutions with architectural lighting allowed us to overcome the original constraints, adding both functional and aesthetic value to the property.
